Loans and Lines of Credit - These are popular options that offer interest rates substantially lower than those charged for credit cards, but often higher than those of home equity loans. One disadvantage of personal loans is that once they are repaid you need to reapply to obtain more funding. Lines of credit are ongoing, up to the credit limit, so there is no need to reapply if you need more funds. (A line of credit with room on it above and beyond the cost or the renovation will come in handy on a plumbing job gone bad - see above.)
Mortgage refinancing is only an appropriate option when you are undergoing major renovations. This type of financing allows you to spread the repayment for the renovation over the lifetime of your mortgage while also allowing you to access the lowest interest rates. Still, once again there are initial costs that may include legal and appraisal fees.
Simply put, this is a very difficult question to address. First, the cost of the project will depend entirely on the nature of the project. For example, a kitchen renovation is one of the most expensive projects in the home, whereas updates to a bedroom may cost considerably less. Moreover, the scale of the project will impact your budget not just because of resources and materials, but also because of time. If you need to move out of your home during your renovation, this will impact your budget. Plus, many tradesmen will work at an hourly rate, and the more time spent on the job will translate to increased costs for the homeowner.
